Who Highlands fits

Highlands is 46 condominiums — one of two condo neighborhoods at Fiddlesticks Country Club. The other is Carriedale Gardens. It is a fit for buyers who want a condo, a carport, and a neighborhood pool.

Floor plans are open, with split bedrooms, screened lanais, and carports with storage and golf-cart charging. First-floor units are walk-in. Second-floor units sit higher. Some upper units have a loft.

Living in Highlands

Club dues are $2,327 per month. The food-and-beverage minimum is $1,600 per year. The additional Highlands HOA is $650 per month — Suitor & Associates, (239) 437-0340.

The $115,000 joining fee and $2,000 transaction fee are due at closing. Membership is mandatory. $1 equity is refundable on a future sale. Golf on both courses is included in club dues.

The community is gated, FEMA Flood Zone X, and has never flooded, including during Hurricane Ian in 2022.

Highlands compared with other neighborhoods

Highlands is a condo with a neighborhood pool and Loch Ness views. Carriedale Gardens is closer to the clubhouse and cabana ($2,250 per quarter HOA).

Attached villas are in other neighborhoods — Berridale (11, no neighborhood pool) and Carriedale (24, with the Carriedale pool).

Detached homes are in other neighborhoods — Glen Abbey, St. Andrews, The Enclave, and the estate-home subdivision.
