At many clubs you buy a home, then decide whether to buy golf. At Fiddlesticks Country Club in Fort Myers, every owner joins. Dues include golf. The numbers below match the cost of living page.

Is Fiddlesticks an equity club or a bundled-golf community?

Both. Every owner must hold a Resident Equity membership — there is no optional social-only path for property owners. The $2,327 monthly dues already include unlimited golf on The Long Mean and Loch Ness. You do not buy a house and then pay a second golf initiation to play. That is the difference from clubs where membership is unbundled from the real estate.

Is the $115,000 joining fee refundable equity?

The $115,000 joining fee is due at closing. $1 equity is refundable on a future sale. It is not a refundable equity certificate you get back when you sell.

Do monthly dues include golf?

Yes. Resident Equity dues of $2,327 per month include golf for two on both championship courses, plus tennis, pickleball, bocce, the fitness center, the cabana pool, 24-hour roving security, common-area maintenance, and Xfinity internet. Guest green fees in season (November–April) are $152 accompanied, $85 for immediate family of a member or renter, and $235 unaccompanied.

Background Check & Board Approval

All new owners must pass a background check and be approved by the Fiddlesticks Board of Directors. This typically takes 2-3 weeks.

Close & Purchase Membership

At closing, you will pay the $115,000 joining fee and a $2,000 real estate transaction fee, in addition to the home purchase price. We coordinate everything.
