Enclave

The Enclave is 22 custom-built single-family homes. It is a fit if you want larger lots (up to an acre), three- and four-car garages, and private outdoor living.

Outdoor living often includes private pools and spas, outdoor kitchens, fire pits, waterfalls, and cabanas. Views look over the lakes and fairways of the Long Mean. This is not a villa or a condominium.

The Enclave connects to St. Andrews and uses the same golf-cart and pedestrian bridge to the clubhouse. If none are listed, use the filtered listings page or browse homes and villas.

Living in The Enclave

Additional HOA dues are $260 per month — Associa, (239) 263-1577. Club dues are $2,327 per month. The food-and-beverage minimum is $1,600 per year. There is no Enclave neighborhood pool; residents use the main cabana pool and private pools.

The $115,000 joining fee and $2,000 transaction fee are due at closing. Membership is mandatory. $1 equity is refundable on a future sale. Golf on both courses is included in club dues.

The community is FEMA Flood Zone X and has never flooded, including during Hurricane Ian in 2022.

The Enclave compared with other neighborhoods

The Enclave is custom homes and larger lots. St. Andrews is 25 Mediterranean homes with the same clubhouse bridge. The estate-home subdivision is the rest of the detached inventory.

Glen Abbey has Beazer single-family homes and villas, with a neighborhood pool. Attached housing is in other neighborhoods — villas in Berridale and Carriedale, condos in Highlands and Carriedale Gardens.
