Who Berridale fits

Berridale is 11 attached villas at Fiddlesticks Country Club in Fort Myers. It is a fit if you want a villa with a two-car garage — not a condo, and not a large single-family lot.

The villas have private entry courtyards, vaulted ceilings, two-car garages, and two- to three-plus-bedroom floor plans. Most have golf views over the Long Mean or Loch Ness.

Living in Berridale

There is no Berridale neighborhood pool. Residents use the main cabana pool. Club dues are $2,327 per month and include golf on both courses, tennis, pickleball, bocce, fitness, security, common areas, and Xfinity internet. The food-and-beverage minimum is $1,600 per year. The additional Berridale HOA is $2,500 per quarter — Berriedale HOA, (239) 292-7031.

Every owner pays the $115,000 joining fee and $2,000 real estate transaction fee at closing. Membership is mandatory. $1 equity is refundable on a future sale.

The community is off Daniels Parkway, west of I-75, in FEMA Flood Zone X. It has never flooded, including during Hurricane Ian in 2022. Gates are on Fiddlesticks Boulevard and Briarcliff Road.

Berridale is attached villas. Condos are in other neighborhoods — Highlands (46, $650 per month HOA) and Carriedale Gardens (28, $2,250 per quarter HOA).

Carriedale has 24 villas and a neighborhood pool. Glen Abbey mixes 20 villas and 32 single-family homes, with its own pool and neighborhood clubhouse.
